A traditional, long farmhouse and a mill, with full water rights, in parklands crossed by a river, forming islets in the Poitou region.
In the Poitou region, between one of Frances most beautiful villages, Angles-sur-lAnglin, and Saint-Savin abbey, classified as a World Heritage site by Unesco, just 10 minutes from the medieval village of Chauvigny with its shops and amenities. The spa resort of La-Roche-Posay and its golf course are 20 minutes away. Another golf club, with 9 and 18-hole courses, is 30 minutes away.
Châtellerault and its TGV train station are also 30 minutes away whilst Poitiers, with its TGV train station, is 40 minutes away. With the new LGV fast train line, it takes a maximum of 90 minutes (with some trains taking only 70 minutes) to reach Paris and 60 minutes for Bordeaux. The French capital is 3 hours away via the A10 motorway. Poitiers airport notably has flights to Lyon, Marseille and London.
There is nothing around the property to indicate the spaciousness of the living areas and its natural setting. It is reached via two entrances, the first providing direct access to the parklands and the second to the south-east facing, traditional long farmhouse, via a courtyard with a covered area able to accommodate two cars.
A first guest house stands in the parklands, just a few metres from the traditional long farmhouse. The mill, facing these first two houses, appears to be in the centre of the propertys buildings and parklands. The second guest house is on a first islet, connected to the bank via a bridge. Another bridge leads to a bigger islet where the only noise comes from the flowing water and the wind in the leaves.
All the dykes have been reinforced with bricks and raised to counter any possibility of flooding.
The traditional, long farmhouse
The entrance door in the courtyard opens into a through corridor which provides access, via a wooden stairway, to the first floor, via a door on the left to a dining room and on the right to a lounge. In the fitted kitchen, which opens into the dining room, are two doors leading to an air-conditioned cellar (storage capacity of 2,000 bottles) and to a laundry-boiler room. The kitchen also has two independent entrances from the outside, one in the courtyard and the other on a terrace, with a plant-covered arbour, overlooking the parklands and the river. A fireplace, with a rare wooden mantel, takes pride of place in the lounge. Adjoining and reached by a last door is a room laid out as a theatre, with its stage and its mezzanine. It opens into the entrance courtyard and also into the woodshed-covered area which, in turn, provides access to another area with a fireplace, currently in use as a study. A toilet is nearby. All the ceilings on the ground floor feature exposed beams and all the floors are covered with terracotta tiles.
This landing provides access to two bedrooms and the theatres mezzanine. The first bedroom, with an uninterrupted view of the parklands and the river, has its own shower room with an Italian style shower and a toilet. The second, extremely spacious bedroom, dominating the parklands, the mill and the river, also has its own bathroom (Italian style shower and bath), a toilet and a dressing room. This level has wooden flooring throughout.The first guest houseThis exposed stone house is topped with a tile roof. It is reached by going in front of the traditional long farmhouse and passing the entrance gates. Facing south-east like the farmhouse, it looks out over the mill and a pond formed by the flow of the millrace.
